Beachfront apartments in Florianópolis: where, how much, and what to check before signing
The island's most sought-after strip, with prices by area, the terreno de marinha trap and the checks that spare you a headache.

Of all the filters a buyer uses in Florianópolis, "beachfront" is the highest-demand one —the portals give it dedicated pages. It's also where the price soars and where it pays most to read the fine print. This is the practical guide: where it is, what's being asked, and what to check before signing.
How much and where
Florianópolis averaged R$ 13.365/m² in June 2026 (Brazil's 2nd most expensive capital, per the FipeZAP index). But the range by neighborhood is enormous: from ~R$ 9.000/m² in Ingleses to more than R$ 25.000/m² in Jurerê Internacional. Beachfront concentrates in a few corridors: Beira-Mar Norte and Centro (North Bay), Jurerê (Internacional and Tradicional), Canasvieiras, Ingleses, Coqueiros/Estreito (mainland, South Bay) and the frontage of Lagoa da Conceição (a lagoon, not the open sea). In Beira-Mar Norte, the prime beachfront-apartment corridor, the average listing runs around R$ 4,3 million per unit (asking price, not closing price).
An honest caveat: there is no reliable fixed "beachfront vs. inland premium" percentage. A good stand-in is the jump between neighborhoods itself: Jurerê asks close to 2,8 times the m² of Ingleses. And high floors with a permanent, unobstructed view carry the highest premium and the best resale liquidity.
The coastal trap: terreno de marinha, laudêmio and foro
Much of Florianópolis's coast —an island city— falls within or near the terrenos de marinha: the 33-meter strip measured inland from the 1831 tide line (Decree-Law 9.760/1946), whose original title belongs to the Union and is administered by the SPU. A marinha property carries charges that don't exist inland: a 5% laudêmio on the value at each transfer, an annual foro of 0,6% and a 2% occupancy fee where there's no aforamento.
And the reform that "abolished the laudêmio"? Careful: PEC 39/2011 —which extinguishes terrenos de marinha in urban areas— was approved by the Chamber of Deputies in 2022, but it stalled pending in the Senate and there's no final enactment. Until it's enacted, the laudêmio and the foro are still owed. Don't buy assuming they no longer exist.
What to check before signing
- Matrícula at the Property Registry (the asset's legal identity) and, for coastal units, the standing with the SPU: certidão de dominialidade, RIP number and, if there's a marinha transfer, the CAT (Certidão de Autorização de Transferência).
- New in SC (2026): Provimento 49/2025 from the TJSC's Corregedoria halted the requirement for SPU certidões on properties not formally demarcated as belonging to the Union —confirm in the matrícula whether the SPU actually demarcated a title, because an undemarcated coastal lot can be transacted under its private matrícula.
- Maresia (sea spray): salt corrodes metal, concrete and equipment; facade maintenance should be done once or twice a year. Ask for the facade maintenance history and the condominium's reserve fund.
- The view can be blocked: Florianópolis protects certain shoreline views, but the 2023 master plan added height bonuses. Look at the zoning of the neighboring lots, not just today's view.
Beachfront is a scarce, liquid asset; buying it well means, above all, buying it with the matrícula and the SPU standing in hand.
