These Terms of Use govern your use of the SCB Imóveis website (scbimoveis.com) and the SCB Imóveis app (together, the “services”). By accessing or using the services you accept these Terms.
1. Who we are
The services are provided by SOUTH COAST BRASIL LTDA (CNPJ 66.894.484/0001-78), located at Estrada Dom João Becker 2000, Ed. Mirante Home Club, Ingleses do Rio Vermelho, Florianópolis/SC, Brasil, which operates under the SCB Imóveis brand. Brokerage services are provided under the responsibility of Claudia Anahi Paez, a partner in SOUTH COAST BRASIL LTDA and real estate broker (corretora de imóveis), CRECI-SC 75505-F. On the website and in the app you can browse properties for sale in Florianópolis, save favorites and searches, request visits and contact our advisors.
2. The role of SCB Imóveis
SCB Imóveis works in real estate brokerage under the responsibility of real estate broker (corretora de imóveis) Claudia Anahi Paez, CRECI-SC 75505-F. We publish and promote our own portfolio and that of partner brokers who have expressly authorized us to do so, always with the authorization of the property owner or of the broker who sourced the listing; we never publish a property without authorization. The listed properties belong to their owners, and their availability and prices depend on them. Acting as broker does not make SCB Imóveis a party to the sale contract, which is concluded between buyer and seller. On pages shared by a partner broker, WhatsApp contact goes directly to that broker, who is identified with their own CRECI registration and is responsible for the accuracy of the information they provide and for the validity of their registration, which can be checked with the competent Regional Council of Real Estate Brokers (CRECI). Using the website and the app is free of charge.
3. Using the website and the app
The services are intended for adults aged 18 or over. You can browse the website and the app without registering. You agree to use the services lawfully and must not misuse them, attempt to disrupt their operation or security, extract their content by automated means (scraping, bots or similar), or reproduce, redistribute or republish their content without prior written authorization. The ban on automated extraction does not apply to search engines and agents expressly allowed in our robots.txt file, within the limits set there. The information you send us through the website's forms or the app must be truthful.
4. Your app account
Some app features — booking visits, saved searches, notifications and the assistant (when available) — require an account, which you can create with an email and password or with Apple or Google. You must be 18 or older to create an account. You are responsible for keeping your sign-in details confidential and for the accuracy of the information you provide. You can delete your account at any time under Profile → Delete account; deletion is permanent and is described in the Privacy Policy. We may suspend or close accounts used in breach of these Terms or of the law.
5. Property and market information
Listing details (prices, areas, features, status, condominium fee and IPTU) and the area or market information shown on the website and in the app — including estimates, simulations and price labels — are compiled by SCB Imóveis in good faith, are for general information only, and may change or cease to be available at any time without notice. They are not a binding offer or contract: the terms of any transaction are those the parties agree in writing. Always confirm details with an SCB Imóveis advisor before making any decision.
6. Visits and contact
A visit requested on the website or in the app is only a request: it is confirmed once we confirm it by email (or by the phone or WhatsApp number you provided, if you did not give an email) and, in the app, also in the app itself; we may suggest another time. In the app you can follow, confirm or cancel your visits under Profile → My visits. Contacting us through the website, the app or WhatsApp, or asking us to sell your property, does not create any commitment to buy or sell; any transaction is governed by the documents signed by the parties involved.
7. AI assistant
The app's assistant, when available, uses artificial intelligence through Microsoft Azure OpenAI to suggest listings and answer questions based on SCB Imóveis listings and area information. Assistant answers are automated, may be incomplete or inaccurate, and are not legal, tax, financial or investment advice. The assistant may be unavailable, limited or discontinued at any time, and each account has a limited number of messages per day. Confirm any information with an SCB Imóveis advisor before relying on it. The assistant is an automated system, not a person; you can talk to an SCB Imóveis advisor on WhatsApp at any time.
8. Third-party content and removal
Property images and descriptions come from the owner or from the broker who sourced the listing and are published with their authorization. If you hold the rights to a listing or an image and believe some content was published improperly, write to ola@scbimoveis.com with the page address (URL), the specific content and your capacity as rights-holder. We will assess the request and, where appropriate, remove or correct the content. The same channel handles any other complaint about content on the website or in the app.
9. Intellectual property
The content, texts, logos and trademarks of the website and the app (including the SCB Imóveis brand) belong to SOUTH COAST BRASIL LTDA or to their respective owners and may not be reproduced or reused without prior written authorization. Property images belong to their owners and are published with authorization.
10. Privacy and your data
We process your personal data in accordance with Brazil's General Data Protection Law (LGPD). How we collect and use it on the website and in the app is described in our Privacy Policy, which forms part of these Terms.
11. Liability
We work to keep the website and the app accurate and available, but they may contain errors or be temporarily unavailable. We are responsible for our services under Brazil's Consumer Protection Code (CDC) and applicable law. We are not responsible for third-party services, websites or apps (such as WhatsApp, Apple, Google, Meta or Microsoft), including those reached through links on the website or in the app, which are governed by their own terms.
12. Changes
We may update these Terms; the date of the last update, at the top of this page, identifies the current version. When we make material changes, we will notify you in advance by appropriate means, such as a notice on the website or in the app or an email; if you do not agree, you can stop using the services and delete your account.
13. General provisions
If any provision of these Terms is found invalid or unenforceable, the other provisions remain in effect. Failure to enforce any provision does not constitute a waiver of the right to enforce it. You may not assign the rights and obligations arising from these Terms to third parties without our authorization; we may assign them to a successor of SOUTH COAST BRASIL LTDA, without prejudice to your rights as a consumer.
14. Governing law, jurisdiction and language
These Terms are governed by the laws of Brazil. The courts of Florianópolis, Santa Catarina, have jurisdiction, without prejudice to a consumer's right to bring proceedings in the courts of their place of residence under the CDC. These Terms are available in several languages; the Portuguese (Brazil) version prevails in case of discrepancy.
