Florianópolis isn't "one beach": it's dozens, and each attracts a different buyer. Choosing well means matching the beach to your goal —living in luxury, raising a family, earning rental income or seeking quiet. This is the guide by profile, with 2026 reference prices.
As an anchor, the city's average m² is around R$ 13.365 (June 2026, FipeZAP index). A figure of the year: appreciation in the first half of 2026 is led by the beaches and second-home areas, not the traditional core —Barra da Lagoa +56,9%, Praia Brava +38,4%, Daniela +34,3%, Jurerê Tradicional +32%, Jurerê Internacional +21,2%— (asking-price rankings). Keep in mind: index values (FipeZAP) tend to be lower than asking values (portals); we distinguish them below.
For the luxury buyer
Jurerê Internacional — a prestige beach-enclave (beach clubs, celebrities). It has the city's highest average ticket (~R$ 6,5 M) and the priciest m², though the sources diverge widely (from ~R$ 14.000 on portals to ~R$ 25.000 in market tracking): take the number as a range. It suits the ultra-high-net-worth buyer who prioritizes prestige and capital preservation.
For the family
Campeche — open beach living and quality of life, with a strong inflow of families and a tech/remote-work profile; new-launch m² ~R$ 18.000 and resale stock cited at R$ 8.000–11.000. Appreciation is uneven within the neighborhood, so compare by sector. Gated-community houses in the North and South also target this profile (see our dedicated guide).
For value and rental yield
Ingleses — the best balance between entry price and appreciation: m² of ~R$ 9.000–11.000 and one of the city's biggest gains (+28%) from a low base; commerce active year-round. Ideal for a first purchase or an income investor. Canasvieiras — a seasonal-rental machine (Argentine tourism): resale ~R$ 12.300–12.900/m², new launches ~R$ 15.300. Santinho — value and resort feel, among the lowest m² on the coast (~R$ 7.400).
For the lifestyle
Lagoa da Conceição — nature, dining, sports and nightlife; an m² that varies by type and source (~R$ 11.800 to ~R$ 15.000) but with low appreciation (+2,6%): a mature market where you pay for the scene more than the return. Barra da Lagoa — surf and a fishing-village feel; it led the half-year's appreciation (+56,9%), though there's no reliable published m² for the neighborhood, so the signal is momentum, not price.
For quiet
Daniela — a calm bay beach, a family and second-home profile (+34,3% in the half-year). Santo Antônio de Lisboa — Azorean charm, sunsets and cuisine; asking m² ~R$ 8.800 (a cited +118% rise is distorted by the product mix —larger houses were listed—, not a pure price jump). Ribeirão da Ilha — historic, oysters and low density; houses from ~R$ 8.000/m², one of the lowest entry points on the island.
The urban contrast
If the beach isn't non-negotiable, Agronômica (next to Centro and Beira-Mar Norte, not a beach) offers the strongest urban momentum: m² ~R$ 15.800–16.000 and +30%–34% appreciation. It's the "city" alternative to buying on the sand.
Two warnings for reading the numbers well: in Jurerê and Lagoa the m² figures vary widely by source —use them as a range—; and for Barra da Lagoa, Daniela and the surf beaches (Mole, Joaquina) there's no reliable published m², so we present them by their profile and momentum, not by a made-up price.
