Florianópolis's Russian-speaking community is not spread evenly across the city. It concentrates in a handful of specific neighborhoods, two in the North of the Island and two in the South, each with its own price per square meter and its own way of life. This guide goes neighborhood by neighborhood: what it costs to buy there today and what someone looking for fellow Russian speakers actually finds there.
Jurerê Internacional: the Island's highest price per m²
According to Regente Imóveis's April 2026 survey, Jurerê Internacional is Florianópolis's most expensive neighborhood: R$ 25.136 per m², with cumulative appreciation of 50%. The citywide average residential sale price stood at around R$ 13.365 per m² in June 2026 (FipeZAP Index) — Jurerê nearly doubles it. A separate survey puts the m² at R$ 21.995 in April 2026, with new launches passing R$ 25.000 per m² (Imovelguide).
It is also, according to a 2026 Seu Dinheiro investigation, a Russian stronghold in the North of the Island. The most visible sign is commercial: Kiss My Cake, a café opened in August by Eugênio Trifonov — a Russian surveyor who moved to Santa Catarina in 2020 and started selling desserts online — became a gathering point for Russian families and their Brazilian-born children, decorated with matryoshka dolls and the image of Misha the bear. The neighborhood's dominant profile is gated developments and high-priced vacation homes, not a large ethnic-commerce cluster.
Canasvieiras: a beach-town profile built on seasonal rental
In Canasvieiras, the average m² for new launches is R$ 15.266, below the citywide average for new launches (R$ 17.790 per m², per Apto.vc) — a sign of more moderate demand for new projects than in other beach neighborhoods. The area keeps its historical identity as a balneário: calm waters, neighborhood-scale commerce and strong summer rental demand, with Argentine and Uruguayan tourism as its traditional base before Russian-speaking residents arrived.
Seu Dinheiro places Canasvieiras alongside Jurerê and Ingleses among the northern neighborhoods where Russian is increasingly heard on the street. Unlike Jurerê, the sources consulted do not identify any formal businesses tied to the Russian-speaking community in Canasvieiras: daily life runs more through Telegram groups — frozen home-style food, babysitting, cleaning, photography — than through named storefronts.
Ingleses: the most accessible entry point
Of the four neighborhoods, Ingleses offers the most accessible entry price: R$ 9.025 per m² in April 2026, with 28% appreciation (Regente Imóveis) and rents starting at R$ 1.900 a month. It is also one of the neighborhoods with the most visible Russian presence: Diário do Comércio describes Ingleses as a vibrant hub for the Russian community, with signs in Russian and specific services reflecting that presence in the neighborhood's streetscape.
Of the roughly 1.170 Russians with official registration in Florianópolis (Ministério da Justiça, data released in 2025), Ingleses and Jurerê account, according to Floripa Real Estate, for much of the family preference for the North of the Island — attributed to the area's beach towns and valued zones, not to any single neighborhood.
Campeche: the southern hub, at two different price speeds
Campeche concentrates the Russian-speaking community of the South of the Island together with neighboring Rio Tavares, according to the same Floripa Real Estate survey. The neighborhood shows two clearly distinct price speeds: the general apartment average runs around R$ 10.280 per m² in 2026 (Imovelguide), while the Campeche Norte pocket — closer to the highest-demand strip — reaches R$ 18.751 per m², with 9% appreciation in Regente Imóveis's April 2026 survey.
In Rio Tavares, bordering Campeche, a Russian sauna (banya) operates, charging an average R$ 500 per person for four-hour sessions — one of the few Russian-origin businesses identified outside Jurerê (Seu Dinheiro, 2026). The neighborhood's profile — surf, a slower pace, distance from downtown — explains much of the choice: it is the southern counterpart to the beach-town pattern that dominates in the North.
A community organized outside the official record
The figure that best explains the gap between perception and statistics is Telegram: Slavic-language communities in Florianópolis bring together more than 10.000 members, against roughly 1.170 officially registered Russians in the city (Seu Dinheiro, 2026). Much of the community's practical life — frozen home-style food, babysitting, cleaning, photography — is organized there, not in storefronts. Aside from a handful of identifiable businesses — Kiss My Cake in Jurerê, the restaurant Matryoshka Sabores do Leste Europeu downtown, plus a wellness studio and a car-rental service — the Russian-speaking community's infrastructure in Florianópolis is still more informal than commercial. Someone looking for fellow Russian speakers finds them in a Telegram group before a street sign, except in Ingleses, where those signs are starting to appear.
