Two neighboring markets, two very different buyer profiles. Price, appreciation, skyline and rental yield, with 2026 data.

They're neighbors on the Santa Catarina coast and compete for the same buyer, but they're different markets. If you're choosing between Florianópolis and Balneário Camboriú, the decision isn't "which is better" but what you're after: price and a trophy skyline, or a diversified capital with nature and stronger appreciation in 2026.

Price: Balneário is pricier

According to the FipeZAP index (July 2026), the square meter for an apartment in Balneário Camboriú was around R$ 15.295 and in Florianópolis around R$ 13.461 —BC roughly 14% higher. Both sit well above the national average (~R$ 9.900/m² in mid-2026). One important point: Balneário had the most expensive square meter in Brazil for four years running (2022–2025) and in 2026 it lost the top spot —overtaken by Itapema (SC) and then Vitória (ES)—, with the ranking changing three times in three months. Within Florianópolis, moreover, the range is enormous: from ~R$ 9.000/m² in Ingleses to more than R$ 25.000/m² in Jurerê Internacional.

Appreciation: Florianópolis is growing faster in 2026

The price snapshot favors BC, but the moving picture has flipped: in the 12 months to September 2026, Florianópolis appreciated +8,09% versus +3,39% for Balneário Camboriú (which had been decelerating from +6,44%). It's not proof that BC has peaked, but it does show the momentum today is on the island's side.

Skyline: two urban philosophies

This is the clearest structural difference. Balneário scrapped its maximum height limit in its 2008 master plan —it regulates built area per lot, not height— and out of that came the race of beachfront skyscrapers: the Yachthouse by Pininfarina (294 m, 81 floors, 2023) is today the tallest completed building in Brazil and Latin America, and the Senna Tower is under construction targeting ~544 m. Florianópolis, by contrast, keeps height limits by zone; its 2023 master plan allows taller towers only through stacked incentives (one case in the Centro jumped from 16 to 35 floors).

City and connectivity

They're very different cities. Florianópolis is a capital of ~576.000 residents (2024 IBGE estimate), spread between island and mainland, with a diversified economy and a tech hub. Balneário Camboriú is compact and extremely dense: ~139.000 residents (2022 census) across 46 km². GDP per capita and the HDI are similar and "very high" in both. Floripa's edge is connectivity: its airport (Hercílio Luz) topped 5 million passengers in 2025, with about 41% of first-quarter 2026 traffic being international; BC has no commercial airport of its own.

Rental yield and buyer profile

Balneário is SC's seasonal-rental machine (millions of tourists a year and thousands of short-stay listings). As an unaudited market reference, gross yields of ~5–7% are cited for traditional rentals in BC and 9–14% a year for short stays in summer; in Florianópolis, net traditional yields tend to land around ~3–4,5%, with one of the highest seasonal occupancy rates in the country concentrated in summer (Dec–Mar). Foreign interest is growing in both and is heavily Argentine (in Floripa, around 83% of foreign purchases), but it targets different products.

Who each one is for

Balneário Camboriú suits the buyer who wants an ultra-luxury beachfront address, the cachet of iconic towers and strong seasonal-rental flow, accepting that appreciation cooled in 2026. Florianópolis suits the buyer who wants a diversified capital (tech, services, an international feel), nature and island living over urban density, more varied entry points by neighborhood and, right now, stronger appreciation —in exchange for lower short-stay yields outside the summer peaks.
