Gated-community houses in Florianópolis: security, price and where they are
Why families choose them, what they cost and what to check —with the island's safety put in data, not perceptions.

The gated-community house combines two things a family buyer values: security and neighborhood life with common areas and privacy. In Florianópolis that format has an extra argument —by the data, the city is among the safest in the country. Let's look at why they're in demand, where they are and what to check.
Safety, in numbers (not perceptions)
Florianópolis is Brazil's safest capital: about 9,7 homicides per 100.000 residents —the lowest rate of the 27 capitals—, according to the Atlas da Violência 2026 (2024 data). Over a decade it fell by nearly 33% (from 14,5 in 2014). It sits well below the next safest (Distrito Federal 10,9, Curitiba 13,2) and a world away from the most violent. Santa Catarina, moreover, ranks among the safest states in the country.
An honest methodological note: by the police's own records (SSP-SC), the 2025 statewide rate was 5,2/100.000 —lower than the Atlas figure. It's not a contradiction, nor something to average out: the Atlas/IPEA uses death records (DATASUS) and estimates, while the SSP-SC counts registered lethal crimes; they're different instruments. Either way, the conclusion is the same: the island is safe.
What you buy besides the house
The typical package includes a 24 h front gate, nighttime patrols, closed-circuit cameras and an electronic gate; and common areas that usually add sports courts, a pool, a playground, a walking track and a party room. For a family, the recurring argument is simple: letting the kids play in a controlled environment.
Where they are
House condominiums concentrate in the North of the Island —Ingleses, Cachoeira do Bom Jesus— and in the bay corridor of Cacupé / Santo Antônio de Lisboa; the South (Campeche, Ribeirão da Ilha) is the growth frontier, with new loteamentos fechados. Cacupé and Santo Antônio de Lisboa lean high-end (alto padrão) and close to the water; the North and Ratones offer larger lots; the South markets spacious lots with full common areas near the southern beaches. Prices (official context; houses, asking)
For reference, Florianópolis is the 2nd most expensive capital by m² (R$ 12.773/m² in December 2025, rising to ~R$ 13.531 in August 2026, +8% in 12 months, FipeZAP index). The gated-house segment is broad: there are asking-price houses from ~R$ 160.000 (basic) and ~R$ 379.000 (Ingleses, ~100 m²), up to high-end examples on the bay —Cacupé ~178 m² for R$ 2,69 M or ~241 m² for R$ 2,65 M; Ratones ~226 m² for R$ 2,89 M— with tickets that climb much higher. These are asking prices, with wide dispersion: verify each one.
Fees and due diligence
The fee for a house condominium varies with lot size, common areas, the gate staffing and the services —there's no single published number, so assess the specific case. Before buying, review:
- The condominium's regularity: active CNPJ, up-to-date matrícula, permits (alvarás) in order.
- Bylaws and internal rules: renovation limits, short-stay rental rules.
- The condo fee and exactly what it covers (security, common areas, cleaning, lighting, administration).
- Certidão negativa de débitos for the property: a prior condominium debt can transfer to the new owner.
