Penthouses in Florianópolis: what they are, what they cost and which neighborhoods to look in
The island's scarcest segment —your own terrace, pool and view—, with asking prices by neighborhood and the checks that save you grief.

The penthouse (cobertura) is the building's trophy: the top-floor unit, almost always one or two per tower, with a terrace and often a private pool and gourmet space. It's the scarcest segment —and the one that best holds its value— of the Florianópolis market. This is the guide to understanding what it is, where to look for it and what to check.
What it is (and isn't)
A cobertura comes in two forms: linear (a single level: covered area plus open leisure area on the same floor) or duplex/triplex (two or three levels joined by an internal staircase, sometimes with a private elevator). Its hallmarks are the rooftop terrace and its own pool and gourmet space. Don't confuse it with a garden: the garden is on the ground floor, with a private patio or garden at ground level —the building's opposite extreme. The penthouse gains sun, ventilation and views; the garden gains a cool, ground-level outdoor space.
How much a penthouse commands
Specialists put a penthouse's premium at around 8%–10% over an equivalent standard unit, and a top-floor unit at up to ~20% above a first-floor one in the same development —for scarcity, privacy, no neighbors above and the view. Important: that figure is a general market reference for Brazil; there is no penthouse premium measured specifically for Florianópolis. Take it as an order of magnitude, not a local data point.
Where to look
Florianópolis averages around R$ 13.500/m² (4th–5th most expensive capital). Within the city, high-end (alto padrão) penthouses concentrate in:
- Jurerê Internacional: the most expensive neighborhood (asking m² around R$ 23.500 per portal compilations), the luxury-penthouse hub of the island's north.
- Agronômica: the best urban neighborhood for penthouses with bay views (indexed m² ~R$ 16.400), right next to Beira-Mar Norte.
- Centro and Beira-Mar Norte: thin, "trophy" supply —in Beira-Mar Norte, only a handful of penthouse listings on the portals.
- Lagoa da Conceição and Campeche: large inventories of penthouses geared to a lifestyle buyer, distinct from the urban view-oriented stock.
Asking prices (all market, not closing)
These are asking bands seen on the portals, not closed values: in Jurerê Internacional, penthouses from ~R$ 1,3 million, with examples like R$ 2,95 M for 198 m² or R$ 5,39 M for ~170 m²; in Agronômica, from ~R$ 755 thousand for 147 m² (entry) up to R$ 12 M for 373 m² (trophy). The implied m² of a Jurerê penthouse spans an enormous range —from ~R$ 6.500 to ~R$ 31.000/m² depending on line, finish and view—, so it's best read as a range, not a single number.
What to check before buying
- Condominium apportionment (rateio): under the Civil Code (art. 1.336), fees are apportioned by fração ideal (proportional to area) unless the bylaws say otherwise —so a large penthouse usually pays a higher monthly fee. Review the bylaws.
- IPTU: it's charged on the assessed value, and the extra private area (terrace) raises the bill relative to a standard unit.
- The slab (laje) and leaks —the key trap—: if the rooftop/slab is the penthouse's exclusive private area, the owner pays for maintenance and waterproofing; if it's a common roof, the condominium pays. The source of a leak is often hard to pin down: confirm in the bylaws/memorial who owns the slab above.
- Maintenance: pool, retractable roof and gardens add professionals and materials —a monthly cost materially higher than that of a flat apartment.
