When you think about buying in Florianópolis you look at the price per square meter, but the number you'll pay every month —whether or not you have a tenant— is a different one. Holding a property comes down to two fixed line items: the condo fee (only for apartments and developments with common areas) and the IPTU, the municipal tax levied on every property. IPTU is the small, predictable one; the condo fee is what really sets your monthly cost, and it depends on the building type far more than on the neighborhood.
IPTU: small, predictable, and discounted if you pay early
Florianópolis's IPTU is calculated as assessed value × rate. The assessed value (valor venal) is the value the municipality assigns to the property through the Planta Genérica de Valores —and in practice it usually lands below the real market price—, so the effective tax on what you actually paid is normally lower than the nominal rate.
For residential use, the rate is progressive across two brackets: 0,3% of the assessed value up to R$ 73.197,33 (a 2025 figure; with the 2026 adjustment it's around R$ 77 thousand) and 0,5% above that threshold. Commercial use pays a flat 1,0%, and undeveloped lots 2,0% (residential) or 3,0% (commercial), a high rate meant to discourage speculation. In round numbers, a residential apartment carries roughly 0,3%–0,5% of its assessed value in IPTU each year.
For 2026 the tax was adjusted +5,17%, tracking the IPCA accumulated between October 2024 and September 2025. And there are discounts for paying in a single installment: 20% if paid by January 5, 2026, 10% by February 5 and 5% by March 5; otherwise, it can be split into up to 10 monthly installments.
IPTU Sustentável: up to 5% more
Florianópolis adds a green discount of up to 5% (Decree 12.608/2014): the property must meet at least 3 of 9 sustainability items —accessible sidewalk and building, bike parking, zoning compliance, acoustic insulation, rainwater harvesting, water reuse, individual water metering, and no parking in the front setback—, each carrying its own weight up to the 5% cap. Note: you have to reapply every year, in person at a Pró-Cidadão office, before the sixth business day of March. There's also an exemption for the single property of retirees or pensioners with household income up to 5 minimum wages.
Condo fee: the one that moves the needle
This is where the real variation lives. The condo fee follows the building type —how many services and common areas have to be maintained— more than the location. As a market reference in Florianópolis (2026):
- Simple building (no 24 h front desk, few or no amenities, older stock): roughly R$ 250–500/month. Older buildings tend to have the lowest fees.
- Mid / upper-mid tower (24 h front desk + leisure area, some amenities): R$ 600–1.100/month.
- Luxury tower / full amenities (pool, gym, concierge, large units): R$ 1.000–1.200+/month, driven up by larger floor areas and by more common spaces and services.
A reference figure by neighborhood (average fee, across thousands of active listings, Loft data, April 2025): Agronômica R$ 1.200, Centro R$ 1.080, João Paulo R$ 950, Cacupé R$ 858, and Campeche, Jurerê and Morro das Pedras around R$ 850. Agronômica reached R$ 1.185 in January 2026 (+8% year over year). But, again: that reflects the building type that predominates in each neighborhood, not a "rate by neighborhood".
What does that fee buy? Front desk and security, elevator maintenance, cleaning and upkeep of the common areas, garden, pool, party room, playground, gym —and, generally, the building's insurance and reserve fund—. What it never includes is the IPTU: that's billed separately, to the owner.
The math worth doing before you sign
Before buying, add up the two line items for the specific property: ask for the latest condo fee and the year's assessed value / IPTU. Two apartments at the same price can have very different monthly costs if one is in a tower with a pool and concierge and the other in a plain building with no front desk. In a long-term purchase —and even more so if the plan is to rent it out— that holding cost weighs as much as the price per square meter.
